How to Confirm your booking
If you are booking 1 night only, a deposit of 100% is required to confirm your reservation.
All other bookings require a 50% deposit to confirm your reservation.
Brooks Cottage will send an email confirmation for all bookings after the deposit is received.

We accept Credit Card, Debit Card, Cash or Electronic Fund Transfer (ETF) payments (no Diners Cards)

Cancellation and Refunds
A full refund for cancellations made within 48 hours of your booking, if the check-in date is at least 7 days away.
A 50% refund for cancellations made at least 3 days before check-in. This refund is calculated on the full value of the booking.
No refunds for cancellations made within 3 days of check-in.
Our cancellation policy also applies to early departures and no shows.
It is advisable to ensure that your travel insurance covers you in case of loss, due to cancellation.
Changes to Guest Names
Any changes to guest names without prior consultation with Brooks Cottage will be considered a new booking and the credit card used to secure the original reservation will be charged accordingly.
Unregistered guests are prohibited from staying at Brooks Cottage.
Cancellation of your reservation by Brooks Cottage
On very rare occasions, circumstances beyond our control may make it necessary for us to cancel your reservations. These would be very rare and unusual circumstances. For example: proprietor illness, an accidental double booking, family bereavement or a need for urgent repairs to the premises.
If this were to happen we will contact you as early as possible and try to find you comparable alternative accommodation in the same area at the same room rate(s).
If there is any difference in the room rate at the alternative establishment, Brooks Cottage will cover the difference.
Parking
Each room is assigned one parking bay. Please call us in advance if you require parking for more than one car.
Swimming Pool
An unsupervised, open swimming pool is provided for the enjoyment of all guests.
Use of the pool is at your own risk.
Children aged 12 and under must be supervised at all times by their parents or legal guardian.
Liability
Property and vehicles belonging to a guest are the sole responsibility of the guest.
Brooks Cottage does not accept any responsibility for theft or damage to vehicles and their contents whilst parked at Brooks Cottage.
Staying at Brooks Cottage or using any of its facilities or services, including (but not limited to) the rooms, public areas, and swimming pool, is entirely at the Guest’s own risk.
Damage to Hotel Property
We reserve the right to charge guests the cost of replacement or repair for missing, damaged, or soiled items caused by the deliberate, negligent or reckless act of guests to guest house property or to the guest house structure.
Should this damage only come to our attention after the guests has checked out, we reserve the right to make a charge to the guest’s credit card, or send an invoice for the amount to the guest’s registered address.
Any and all costs incurred in the recovery of monies owed will be added to the total amount owed. These costs will include all legal fees, debt collection fees, any late payment surcharges and any other amounts spent in the recovery of the debt.
Smoking
We have a non-smoking policy throughout the guest house. You are welcome to smoke outside in the open air where ashtrays are provided.
Promotional Offers
Promotional offers are only valid for guests booking directly with Brooks Cottage online, by phone or by email.
Unless explicitly stated otherwise, promotional offers are limited to bookings made at regular room prices as stated on the Brooks Cottage website https://brookscottage.co.za/rates/
Promotional offers are not an automatic feature of every booking. They are specific offers made from time to time at the discretion of Brooks Cottage.

Gift Vouchers and Coupons
Free Rooms
Discounted Rooms
Early Payment Incentives and Bonuses
Gift Voucher and Coupons
Gift vouchers and coupons are non-refundable and cannot be exchanged for cash in part or in full.
Gift vouchers and coupons are valid for a single transaction only.
Gift vouchers and coupons cannot be used in conjunction with any other specials or promotions.
Gift vouchers and coupons are not transferable.
Misrepresentation
While we make every effort to describe all aspects of our offer in a truthful and honest manner, we will not accept any responsibility for misinterpretation of any aspect of our offer. Furthermore, any information provided verbally, by any of the companies owners, employees or agents are solely of an informative nature and as such can never form part of a binding agreement between the parties. Brooks Cottage Guest House therefore will not accept any responsibility for incorrect information provided unless such information has been provided in writing by a proprietor of Brooks Cottage.
